What is a Landlords Electrical Certificate?
A Landlords Electrical Certificate sometimes also referred to as an Electrical Installation Condition Report (EICR) is a detailed report advising whether a buildings electrical system is safe for tenants.
A qualified electrician such as EMC Electrical Group will issue a Landlords Electrical Certificate after testing your Bristol properties electrical system. It covers all aspects including the wiring, light fittings, fuseboards and power sockets. We will provide you with the results of our findings, the date your next inspection is due and should any remedial work be required with deadlines for the same.
When is a Landlords Electrical Certificate required?
Private landlords are required to have a current Landlords Electrical Certificate and their electrical installations within their Bristol property must be checked and tested at least once every five years. Failure to do so can result in fines of up to £30,000!
You must provide a copy of EMC Electrical Group’s Landlords Electrical Certificate to your tenants within 28 days of our inspection. You must also provide a copy to any new tenants before they move in, any prospective tenants within 28 days of them requesting the same and to Bristol local authorities within seven days of a request from them too.
Landlords Electrical Certificate - A Legal Requirement
The Landlords Electrical Certificate became a legal requirement in the United Kingdom in stages beginning back in 2020. On June 1st, 2020, the electrical safety standards for the private rented sector came into force. This was followed a month later on July 1st, 2020, when they announced all new tenancies required a valid Landlords Electrical Certificate. The following year on April 1st, 2021, this was then extended to ALL tenancies both new and existing.
What a Landlords Electrical Certificate inspection looks for
A Landlords Electrical Certificate inspection will check the fixed electrical installations within your Bristol property. EMC Electrical Group will look for any overloaded electrical installations, potential electric shock risks, fire hazards, defective electrical work, any lack of earthing or bonding and finally any potential risk of overheating.
EMC Electrical Group will then raise any of these issues with you that require attention and offer our advice as to remedial action. These must then be completed within 28 days from receiving our report. Please note we may also detail shorter deadlines within our report, and some may even need immediate action. We will code the level of risks from immediate danger, potential danger, improvement recommended, and further investigation required. Only reports on your Bristol property that state improvements are recommended are permitted on a satisfactory Landlords Electrical Certificate.
